The first of three planned sites hosts AI computing inside the hotel and reuses server waste heat to warm the property's water, creating a potential new revenue stream for property owners

WATTER, a distributed AI infrastructure company that deploys AI computing systems inside existing buildings and converts waste heat into hot water, today announced the commercial rollout of its distributed AI infrastructure model beginning with a live deployment at the Hyatt Regency Dallas at Reunion Tower. The deployment at the Hunt Realty-owned property shows how existing commercial properties can participate in the growth of AI infrastructure by hosting compute onsite and reusing its waste heat for hot water production.

As demand for AI continues to accelerate, the industry faces growing pressure to expand computing capacity. WATTER’s position is that AI capacity does not all have to be concentrated in traditional hyperscale data centers. The company deploys AI computing inside existing buildings that have available electrical capacity and steady demand for hot water. For property owners, the model can offset water-heating costs while creating a new source of revenue from infrastructure hosted within existing properties.

Hotels represent a natural fit for WATTER's distributed AI infrastructure model because they combine available electrical capacity with a consistent demand for hot water. At Hyatt Regency Dallas, AI compute is integrated directly into the property, allowing server heat to be captured and reused within the hotel's domestic hot water system.

“When most people look at a hotel, they see a hospitality asset. We see infrastructure hiding in plain sight,” said James Hancock, Co-founder and CEO of WATTER. “We didn’t start by asking how to build a better data center. We started by asking what existing resources were being overlooked. Properties like Hyatt Regency Dallas already have the physical footprint, electrical capacity, and thermal demand that can support a new approach to AI infrastructure. This deployment is an early proof point of what becomes possible when you put those existing assets to work.”

"We cannot think of a better first commercial deploy for WATTER than at the Hyatt Regency Dallas hotel and Reunion Tower,” said President, CEO, and Chairman of Hunt Energy Company and Hunt Oil Company, Hunter Hunt. “When it was built in 1978, Reunion represented a unique and creative step-out from downtown Dallas, and it quickly became a symbol of Dallas’ creativity and can-do spirit. Similarly, WATTER represents a step-out from traditional data compute solutions and is a creative way of using waste heat from distributed compute to pre-heat water going into a boiler. It both lowers the natural gas consumption and cost at Reunion, and equally important is offsetting the cost and energy consumption of what a traditional data center would require. We are proud to show off what WATTER can do at Reunion, and look forward to spreading the technology across the hotel industry and other commercial applications where boilers are involved."

The Hyatt Regency Dallas deployment is the first of three planned sites and the beginning of WATTER’s commercial rollout. With a pipeline of more than 200 hotel properties across two ownership groups, the company is positioned to scale its distributed AI infrastructure model across existing hospitality assets.
